The Role 

This role will be responsible for the North America Data Center Group’s divestment and investment activities reporting to the HOD of Asset Management in the US. The role will primarily be involved in strategic asset divestments as well as working with the team on future growth and investment activities.

 

Job Responsibilities

  • Monitor real estate market trends, pricing dynamics and investors demand across regions in Data Centers. Build/maintain relationships with operators, hyperscalers, developers, brokers, and industry stakeholders to support pipeline development.Develop and refine exit strategies to maximize deal value in line with Mapletree’s capital recycling objectives.
  • Lead end-to-end divestment processes for existing data center assets, including asset preparation, valuation assessment, and buyer engagement.
  • Oversee the creation of transaction materials (IMs, financial models, data room preparation).
  • Manage external advisors such as investment banks, technical consultants, legal counsel, and valuers.
  • Conduct commercial negotiations with prospective buyers and ensure smooth transaction execution through closing.
  • Coordinate with Asset Management teams to gather operational, leasing, and technical data for due diligence.
  • Present recommendations and divestment proposals to senior management and investment committees.
  • Drives growth of the real estate portfolio by building relationships and supporting the origination of new investments and business opportunities.
  • Develop and implement a sound business plan for sourcing acquisition or investment opportunities, including specific strategies designed to achieve short and long-term growth and profit objectives. 
  • Manage end-to-end investment transactions including origination, research, deal evaluation and structuring, financial analysis including financial modelling, and deal negotiation and execution.
  • Preparation of management reports and board materials.
  • Identify and evaluate acquisition opportunities in key markets. Lead feasibility studies, market research, and financial analyses for new investments in the data center asset class.
  • Develop investment theses, business plans, and underwriting models for deal consideration.
  • Oversee due diligence, including commercial, technical, regulatory, ESG, and operational assessments.
  • Collaborate with Development, Technical, Legal, and Asset Management teams to support the investment-to-execution lifecycle.

 

Job Requirements

  • Bachelor’s degree in Real Estate, Finance, Business, Engineering, or related fields. MBA, CFA, or other advanced qualifications preferred.
  • 10+ years of relevant experience in real estate investment, private equity, corporate finance, or related transactions.
  • Proven track record of leading complex divestment or acquisition deals, ideally within the data center or digital infrastructure sector.
  • Strong commercial acumen with deep understanding of valuation, underwriting, and deal structuring.
  • Experience working with technical due diligence teams on MEP, power, cooling, and network assessments is advantageous.
  • Excellent stakeholder management and negotiation skills.
  • Ability to operate independently, manage multiple workstreams, and execute under tight timelines.
  • Strong presentation skills, with experience preparing materials for investment committees or senior decision-makers.
  • Experience with Data Center assets preferred
