The Role
The Assistant Manager, Property Management (Logistics Development) is responsible for overseeing the day-to-day operations, maintenance, and asset performance of logistics properties, while supporting development initiatives, CAPEX projects, and tenant engagement to ensure optimal asset value and operational efficiency.
Job Responsibilities
1. Property Operations & Facilities Management
- Manage overall building operations for logistics and warehouse assets (multi-tenanted and single-user).
- Ensure smooth execution of preventive maintenance, repair, and replacement programs across all M&E systems.
- Oversee service providers (FMC, security, cleaning, landscaping) to ensure compliance with SLAs and KPIs.
- Conduct regular site inspections and audits to maintain operational standards.
2. CAPEX & Project Management
- Identify, plan, and implement CAPEX and A&A (Additions & Alterations) works.
- Manage project lifecycle including tendering, procurement, execution, and close-out.
- Ensure projects are delivered within approved budget, timeline, and quality standards.
- Coordinate with consultants, contractors, and internal stakeholders.
3. Budgeting & Financial Control
- Prepare and manage annual OPEX and CAPEX budgets.
- Monitor expenditure and ensure cost control within approved forecasts.
- Review invoices, purchase orders, and procurement documentation.
4. Tenant Management & Customer Experience
- Manage tenant relationships, including handling feedback, complaints, and operational requirements.
- Coordinate tenant fit-out/renovation approvals and compliance with guidelines.
- Ensure high tenant satisfaction and retention through proactive engagement.

5. Procurement & Contract Administration
- Lead or support tender processes for FM services, maintenance contracts, and projects.
- Evaluate vendor performance and ensure compliance with procurement policies.
- Administer contracts including variation orders, renewals, and performance tracking.
6. Regulatory Compliance & Risk Management
- Ensure properties comply with local regulations (e.g., BOMBA, MBSA, Suruhanjaya Tenaga).
- Manage licensing, certificates (e.g., Fire Certificate), and statutory inspections.
- Drive safety, security, and environmental compliance across assets
7. Reporting & Performance Monitoring
- Review monthly property management reports, including operational and financial performance.
- Track KPIs such as O&M cost, utilities consumption, and asset performance.
- Support audits and ensure proper documentation for compliance purposes.
8. Stakeholder Coordination
- Liaise with internal teams (Asset Management, Finance, Technical Services, Marketing).
- Coordinate with external stakeholders (consultants, authorities, vendors).
- Support asset enhancement and logistics development initiatives when required.

Job Requirements
- Degree in Building / Real Estate / Facilities Management or a related Engineering discipline.
- At least 5 years of relevant experiences and knowledge of all phases of property management, as well as procurement of property management services.
- Possess sound knowledge of building M&E systems, with experiences in monitoring Building Management Systems (BMS) and Building Automation Systems (BAS).
- Proficient in MS Office Applications (Word, PowerPoint and Excel). Experience working with SAP will be an added advantage.2
