The Role
You will play a significant role assisting the asset management team in optimizing the operations and maximizing the value of a portfolio of student living assets across the US and Canada.
Job Responsibilities
- Finding ways to drive value to the operational analysis of our assets and portfolio
- Owning a significant amount of internal reporting and approval request responsibility, including the coordination of reporting responsibilities with several internal departments to ensure proper tracking and timely and accurate reporting
- Seeking opportunities to proactively automate and increase efficiencies in our current processes
- Benchmarking of performance of the assets relative to original business plans, competitors, and market conditions
- Creating inventive cost/benefit and “what if” scenarios on an ad hoc basis
- Supporting the annual budget creation and quarterly reforecasting processes
- Preparing strategy and investment recommendations through written and oral presentations and reports
- Assisting in the management of capital budgeting and project tracking and profitability analysis
- Building positive business relationships with property managers in furtherance of business objectives
- Attending regular update calls with third-party property managers to assist with the implementation of strategic, property-level decisions
- Evaluating opportunities to renovate existing communities, analyzing projected costs, returns and potential cost savings
Job Requirements
- Degree in Real Estate, Economics, Accounting, or Architecture
- Significant financial modeling experience, preferably in real estate
- Intermediate expertise regarding data models, database design development, data mining and segmentation techniques
- At least 2 years’ experience working with multi-family or student living assets
- Advanced Excel skills along with a creative approach to analyzing data to solve problems
- Intermediate PowerPoint skills
- Ownership mentality, should also be flexible and inquisitive
- A demonstrated interest in real estate asset management
- Ability to multi-task projects with overlapping deadlines efficiently and to prioritize effectively
- Ability to work collaboratively in a fast-paced and process-driven environment
- Familiarity with property management software (Entrata) preferred
- CPA/CFA charter holder or candidate status preferred
