Senior / Manager, Property Management (Based in Pune, India)
The Role
This position will lead all aspects of property management, ensuring proper upkeep of engineering and building systems, maintaining operational excellence and overseeing third party management personnel, and managing budgets versus expenses.
Job Responsibilities
- Oversee the strategic planning and budgeting for operations and maintenance on an annual basis.
- Review common area maintenance reconciliations and billing.
- Review monthly financial and operating reports.
- Identify initiatives for existing assets.
- Support acquisitions / dispositions teams as necessary.
- Ensure process and policy compliance and documentation.
- Oversee all aspects of vendor contracts and management.
- Support internal audits as required.
- Work closely with Asset Manager to deliver strategies for the asset.
- Provide subject matter expertise within property management platform.
- Managing of all statutory compliance of park.
- Liaisoning with external stakeholders like Govt Authorities, Municipal Corporation, MSEDCL, etc.
Job Requirements
- Degree in Electrical / Mechanical / Building Engineering or equivalent
- At least 13 years of relevant experience and knowledge of all phases of property management, as well as procurement of property management services.
- Possess sound knowledge of M&E systems and building services.
- Having knowledge of Soft Services, Safety and Security.
- Excel at customer relations, financial analysis and physical property management.
- Genuine team player with excellent planning, communication and interpersonal skills.
- Adaptability, attention to detail and a truly collaborative approach to stakeholders is required.
- Equipped with strong leadership and project management skills, including budgeting and forecasting.
- Ability to work in a fast-paced environment.
- Based in Pune with proficiency in local language.
