The Role

This position will be responsible to lead the Mapletree Group Property Management’s technical team, reporting to Head, Group Property Management. The Technical Services (TS) team within Group Property Management (GPM) provides technical support and advice to the Property Management (PM) portfolio teams to review improvement works, building defects and conversion works across Mapletree Group’s asset portfolio and ensure compliance to building safety requirements and standards relevant to the country/region/market.

Candidate must demonstrate deep engineering, especially M&E and HVAC/ACMV, knowledge and experience as well as strong leadership qualities in order to lead the small TS team. Candidate must also be able to engage stakeholders and work with various portfolio managers and technical experts that TS is providing support and advise to. It is imperative that candidate is able to manage reporting to both senior management and convince stakeholders as GPM-TS helps Mapletree navigate and grow the technical excellence in the organization. Candidate must also understand the strategic intent for GPM and its related responsibilities to help the Group drive growth with increased energy, water and operational efficiencies at both the portfolio and property levels.

Job Responsibilities

  • Lead, plan, control, organise and monitor works and resources in the GPM TS team members
  • Able to conduct strategic review of TS’s roles, tasks and building related engineering expertise within GPM and in the portfolios
  • Able to lead the engineering technology exploration to seek new and best-fit solutions for leaner and more effective building operations
  • Able to provide technical expertise, advise, opinions on the design or problem areas with respect to building defects and conversion works needed to achieve Asset Management’s objectives
  • Able to study and devise ideas to achieve greater standards of engineering and technical expertise as well as helping portfolios to achieve required standards
  • Able to craft engineering and technical policies and/or standard operating procedures (SOPs) related to the standards
  • Work closely with in-house technical team and external consultants and contractors to review building related defects and propose solutions for rectification, operation, repair maintenance of all building facilities and systems in property portfolios. Able to devise creative and innovative solutions for the said works
  • Have the industry and market connections to identify and procure consultancy services (where required) and contractors to implement improvement, rectification or conversion works
  • Review consultant’s building proposals for new development or improvements for functionality and building operation
  • Manage budget and expenditure of repair and maintenance works, long term building asset repairing and replacement planning, and capital expenditure projects
  • Look into new initiatives or automation and provides recommendation for better cost saving or efficiency across portfolio of assets
  • Provide expertise advice to the local team in solving critical structural or mechanical issues 

Job Requirements

  • Degree in Engineering (Electrical or Mechanical) or equivalent
  • At least 15 years of relevant experiences in building facilities management, project management and integrated fitting out works
  • Proficient in MS Office Applications (Word, PowerPoint and Excel). Experience working with SAP will be an added advantage
  • Certification as a Fire Safety Manager will be an added advantage
  • Strong leadership, planning, communication skills and good interpersonal skills are essential
  • Having operational and/or consultancy experience in temperate or non-equatorial M&E requirements is an added advantage
  • Ability to manage operations and projects simultaneously
