The Role

 

You are responsible to lead a team of Property Managers in managing the overall operations and financial aspect of a portfolio of properties, enhancing the value of the properties through well maintained and efficiently run facilities through effective cost management. In addition, development of the portfolio is an evergreen, through projects (CAPEX) and operational enhancement works. Property rejuvenation is also expected where strategic re-alignment and/or development will be involved, requiring the Property Managers to fully participate, providing options and adding value to the entire process of development planning.

Job Responsibilities

 

Portfolio Management

  • Strategic planning & budgeting for operations & maintenance, cyclical repairs & improvement projects
  • Participate in budgeting exercise, ensure budgets are realistic, executable with cost-savings initiatives
  • Review & ensure relevancy of policies & systems, initiate changes where necessary
  • Provide oversight on the plan & implement system audits, looking into continuous process improvements
  • Prepare & collate information for monthly management reporting, provide analysis on variances of the expenses
  • Work with Asset and Group PM to plan & execute asset management plans


Portfolio Development

  • Cover strategic portfolio or property re-alignment based on strategic direction, tenancy, building & rejuvenation works
  • Develop plans into drawer or executable plans
  • Manage ad-hoc projects such as improvement & upgrading works to building infrastructure & systems, ensure maintainability and operational needs are met 
        

Day-to-Day & Periodic Work

  • Ensure the provision of building services meet the required standards and within budget
  • Establish good relationship with tenants and suppliers
  • Carry out improvement & upgrading works to the building or systems
  • Monitor various work programs to maintain smooth & efficient operations, ensure SOPs are met
  • Provide close supervision & guidance to ground staff in resolving issues, ensure overall compliance with regulatory requirements

Job Requirements

 

  • Possess a Degree in Building / Real Estate / Facilities Management or a related Engineering discipline
  • Certified as a Fire Safety Manager and/or Green Mark Facility Manager
  • At least 10 years of relevant experiences and knowledge of all phases of property management, as well as procurement of property management services
  • Possess sound knowledge of building M&E systems, with experiences in monitoring Building Management Systems (BMS) and Building Automation Systems (BAS)
  • Proficient in MS Office Applications (Word, PowerPoint and Excel) and SAP
  • Excellent team player with strong communication skills and good computer literacy
  • Ability to be ready 24/7 and to manage operations and projects simultaneously in a fast-paced environment
  • Possess experience in managing a team
