The Role

 

This position will be responsible for managing the overall operations of a portfolio of properties, enhancing the value of the properties through well maintained and efficiently run facilities through effective cost management.

Job Responsibilities

 

  • Maintain the portfolio’s industrial assets nationally to a superior standard by ensuring the provision of building and operations services to required and compliant standards.
  • Co-ordinating and directing, the appointed managing agent and supervising the contracting process.
  • Co-ordinating and managing owner and tenant ESG commitments through sustainability and data usage tracking, operational and capital expenditure initiatives, and the pursuit of desired building rating systems.
  • Review and process invoices from service providers, cash-flow management, planning and controlling operational expenses, preparation and management of annual operational budgets and reporting.
  • Responsibility for evaluating works, recommendations, management of internal approvals and work orders, external vendors, document management, as well as ensuring compliance with internal policies and procedures at all times.
  • Participate in monthly and quarterly site inspections / meetings.
  • Periodically monitoring and review of policies and systems to ensure relevancy and initiating changes to improve property management processes and procedures.
  • Develop and establish good communication and relationships with tenants and suppliers.
  • Manage the performance of the appointed external Property Management and their vendors engaged to maintain and repair our assets, following the safe work practices and regulatory compliance.
  • Preparation and collation of information for monthly management reporting and providing analysis on variances of the expenses.

Job Requirements

 

  • Possess a Degree in Building / Real Estate / Facilities Management or a related Engineering discipline or alternatively relevant practical experience.
  • Relevant experiences and knowledge of property management and procurement of property management services.
  • Possess sound knowledge of building systems with relevant Facilities Management experience.
  • Proficient in MS Office Applications (Word, PowerPoint, and Excel). Experience working with SAP will be an added advantage.
  • Ability to be ready 24/7 and to manage operations and projects simultaneously in a fast-paced environment.
  • Good teamwork with strong communication skills, strong initiative, good business and financial acumen, and the desire to operate with independence in working in a fast-paced environment.
