The Role
This position will be responsible for overall project management to existing buildings, which includes Addition and Alterations (A&A), and improvement works. You are responsible to manage and ensure that the awarded contractors carry out the works in accordance with contract specifications / industry standards and timeline.
Job Responsibilities
• Responsible for overall project management to existing buildings, which includes Addition and Alterations (A&A), and improvement works.
• Collate and understand user requirements for the projects including drafting of scope, contract requirements and working out a suitable budget with Property Management Team and Asset Owners.
• Perform value engineering to derive cost savings and/or add value to projects.
• Coordinate with procurement team on calling of tender within the project timeline, review the materials submission, shop drawings and schedule submitted by contractors.
• Manage and ensure that the awarded contractors carry out the works in accordance with contract specifications / industry standards and timeline.
• Conduct regular inspection on site progress and certify progress claims from contractor, and submission of monthly progress report.
• Support the Project Manager and wider Property Management team in the day-to-day management and strategy for the CAPEX of the Australian portfolio of assets.
• Assist in maintaining the portfolio’s assets to a superior standard by maintaining property and accounts administration, ensure timely review and processing of invoices from service providers, proper cash-flow management such as planning and controlling expenses, preparing and managing annual budgets, reconciliation and reports.
• You are also responsible for preparing, submitting and sending work order requests to external vendors, with proper document management to ensure compliance with internal policies and procedures at all times.
• Assist with review of CAPEX plans.
• Coordinate technical consultants as required.
• Research and be up to date with compliance requirements.
• Control relevant documentation such as contracts.
• Maintain DLP and Bank Guarantee registers and arrange collection/returns and also DLP follow ups.
• Document meetings and PCG’s as required.
• Process CAPEX invoices.
• Finalize hand overs upon PC.
Job Requirements
• Degree in Mechanical, Electrical, Building or Property related disciplines is preferred.
• Relevant experience and knowledge in building facilities management is preferred.
• Proficient in MS Office Applications (Word, PowerPoint and Excel). Experience working with SAP will be an added advantage.
• Familiar with statutory regulations and building codes.
• Excellent team player with strong communication skills and good computer literacy.
• Meticulous, organised and able to multi-task to handle multiple projects/sites at any time.
• Available to travel interstate as required.
