The Role
This position will manage a portfolio of the assigned properties, including achieving strategic management of property, ensuring proper upkeep of engineering and building systems, managing and overseeing the service providers, supervising arrears management processes and managing budgets versus expenses.
Reporting to the VP, Property Management, candidate must possess property management skills. Candidate will be required to work to achieve Property Management goals and as a part of Asset Management team.
Job Responsibilities
- Manage overall property activities, tenant, facilities, outsourcing vendors, in accordance with SOP.

Working closely with the Technicians, plan and implement preventive maintenance and improvement works.

Understand Corporate’s requirements on all aspects of Property Management, Sustainability, Risk Management, Operation etc. and ensure that the assets adhered to these requirements and policies;

Keep updated on the regulatory requirements and ensure that the assets are operating in accordance to the legislative requirements.

Walk the ground regularly to inspect condition of the properties and to highlight any works to be done where appropriate.

Administrate contracts for service providers, utilities and repair and constructions.

Oversees the operation of Building Management Services.

Work closely with Asset Management team to implement asset management strategies.

Work closely with Leasing Management team to enhance leasing activities.

Lead effective cost saving and value up planning.

Plan and implement preventive maintenance and improvement works in accordance with Corporate Policies.

Assist the Seniors of Property Manager in developing operation budget, annual business plan, asset review report etc. to demonstrate that the performance of the asset

Plan and manage budget of repair and capital expenditures

Coordinate with various asset improvement products, i.e, subdivisions, renewal of facilities

Communicate tenants and regularly to inspect condition of the properties and to highlight any works to be done where appropriate.

Managing service providers on maintenance works and obtaining quotations for maintenance / improvement works where required.

Monitor term contracts and manage costs effectively.

Attend to tenants' feedback and manage the tenant-landlord relationship.

Facilitate the process of handing / taking over of premises from tenants as well as coordinate tenancy fitting- out.

Supervise the Term Contractors’ works and ensure works are properly performed.

Assist in the preparation and follow up of materials for credit-control review meetings as well as management meeting.

Coordinate and scope specifications for the execution of Procurement activities within the team.
Job Requirements
- Degree in Building Facilities , Real Estate Management or a related discipline.
- At least 4 years of relevant experiences in property management, conversant with local building codes and regulations.
- Possess sound knowledge of potential work hazards, safety procedures and public safety matters.
- Possess good working knowledge of modern building, plumbing and sanitary, as well as mechanical and electrical principles and procedures.
- Proficient in MS Office Applications (Word, PowerPoint and Excel). Experience working with SAP will be an added advantage.
