The Role
This position will be responsible to lead a team in managing the overall operations of a portfolio of the assigned properties, enhancing the value of the properties through well maintained and efficiently run facilities through effective cost management.
Job Responsibilities
- Conduct daily property management (PM) works for Mapletree logistics properties under SREIT
- Manage and monitor performances of maintenance work by tenant and external PM companies
- Plan and check contracts with external PM and/or BM companies
- Plan and execute repair, renovation (Capex), and maintenance based on budget programs
- Communicate closely with external PMs/BMs & tenants by visiting sites periodically and establish good relationship with them
- Prepare/review monthly PM reports (Japanese (English summary only)) and invoices/payments, work requisition, purchase order
- Support asset management (AM) team by reporting properly at hands-on level for technical matters
- Handle claims from tenants
- Use internal systems including e-procurement system, SAP, DIM, etc.
Job Requirements
- 5 years or more of working experiences as property/facility management
- Knowledge of tenant management, building maintenance and construction work is must
- Knowledge of technical related matters is plus
- Knowledge of real estate industry, logistics market is plus
- Basic business English Level – reading & writing (listening and speaking - plus)
- Microsoft Excel, Word, PPT
- University/college graduate with degree
- Good communication & reporting skills is necessary
