The Role

 

This position will lead an asset management team in the formulation and execution of asset management strategies and plans for the assigned real estate portfolio with the objective of maximising the optimum income and highest value of the assets.

Job Responsibilities

  • Asset management of logistics properties in Japan under Singapore REIT portfolio (24 assets, AUM of JPY210bil)
  • Budget preparation and Budget/Actual/Forecast variance verification.
  • Prepare monthly/quarterly asset management reports and provide required information to the headquarters/investors.
  • Manage and oversee property revenue, occupancy levels, operating expenses, and capital expenditures.
  • Work with PM for planning and execution of repair/renovation and building maintenance for properties.
  • Prepare presentation/papers in English to obtain approvals from the headquarters for any operational matters.
  • Conduct leasing & marketing of vacant space in Japan portfolio to Japanese prospects/tenants
  • Communication with lenders/trust banks/accounting firms/lawyers/PM/contractors and Negotiate terms and conditions of contracts/agreements (lease, PM, trust bank and related docs)
  • Take initiative for asset enhancement activities including re-development
  • Assist team for sourcing and acquisitions, re-structuring, refinancing and dispositions

Job Requirements

  • Over 10 years of experience in real estate asset management/investment
  • Experiences of leasing/brokerage firm management, tenant relations, construction management, and acquisitions representing ownership interests
  • Understanding SPC investment structures (GK/TK/TMK), the use of trusts and non-recourse loan requirements
  • University/college graduate with degree
  • Business English skills – speaking, listening, reading and writing
  • MS Word, Excel and Power Point
  • Japanese real estate brokerage license (Takken) holder is a plus
  • Strong communication/interpersonal skills
  • Must be a self-starter and possess the ability to be resourceful and work well as part of a team and independently in a fast-paced environment
