The Role
This position will primarily be involved in the Group’s Data Centre investment activities, including asset acquisitions, development projects as well as M&A within Japan. You will be reporting to the Head of Data Center based in Singapore HQ.
Job Responsibilities

Build business relationships and strong commercial engagements within the data center space in Japan, including amongst Hyperscale end-users, DC Operators, local authorities and utilities, and local supply chains.

Regular updates of Hyperscale end-user demand from direct market engagement.

Leverage familiarity with the end-to-end Hyperscale DC development cycle to filter relevant opportunities for land acquisition, pre-development workstreams, greenfield/brownfield development projects, partnership potential, and inorganic M&A opportunities.

In relation to evaluating pipeline opportunities, define the overall engagement strategy with various external and internal stakeholders to map out potential execution.

In relation to project execution, coordinate closely with various external and internal stakeholders to ensure alignment. Lead direct engagement with Japan-based stakeholders.

Manage end-to-end investment transactions including origination, research, deal evaluation and structuring, financial analysis including financial modelling, and deal negotiation and execution.

Conduct and coordinate commercial and financial due diligence.

Work independently for the Data Centre team in Japan but in close coordination with wider Group colleagues in Japan and in the Singapore HQ.

Through project execution, develop repeatable internal processes to facilitate team expansion in the future.
Job Requirements
- Degree in Engineering, Building, Real Estate, Business, Finance or any related discipline.

At least 10 years’ relevant working experience in real estate investments, with recent experience (at least 4 years) focusing in Japan Data Center (DC) investments, DC development and/or M&A.
- Strong financial product knowledge in Data Center (DC), able to build/review financial models, cashflow forecasts, IRR/equity return analysis, etc.
- Have experience/exposure in site selection, business development and / or development management experience in Data Centres properties investments.
- Strong initiative, good business and financial acumen, and great independence in working in a fast-paced environment.
- Resourceful, a keen analytical mind and proficiency in financial modelling are essential.
- Good communication in English to engage stakeholders from Singapore headquarters.
