Senior Manager, Property Management

The Role

 

The candidate, reporting to Vice President, Portfolio Property Management, will lead a team, comprising Manager(s), Executives and Technicians to perform property management operations of the mall.

 

Job Responsibilities

 

·       Leading a team to perform day-to-day operations of the mall, including security services, oversees planning, execution and timely delivery of capex projects;

·       Provide leadership and guidance to the team and responsible for the performance of the team and delivery of KPIs;

·       Streamline operations processes within the team and assist in the review of Property Management SOPs at the Group Property Management level;

·       Liaise and coordinate with sub-contractors and vendors, ensuring their performances fulfill contract requirements and KPIs;

·       Plan and ensure execution of preventive and corrective maintenance regime for the building;

·       Preparation of operations budget and monitor expenditures without compromising efficiency and quality;

·       Submission of reports on time;

·       Overseeing the efficient performance of equipment, develop system of tracking and rectification of defects, handling assigned Capex projects;

·       Involve in the process for procurement of goods and services, including working with Group Procurement team in the preparation of tender specifications, request for proposals of projects assigned, evaluation and seek necessary approval for award of the contract;

·       Liaise with tenants to resolve property management related matters

·       Lead the team in exploring and reviewing new initiatives that could enhance operational efficiency and productivity;

·       Any other task assigned from time-to-time

 

Job Requirements

 

·       Possess a relevant Degree / Diploma in Building or Facilities Management;

·       At least 10 years of relevant experience in property management. Experienced in property management functions of a retail mall will be an added advantage;

·       Strong belief in integrity, passion and pride in performing the role;

·       Mature, measured and able to handle unexpected incidents with composure;

·       Ability to adapt to changes and remains agile in different situations;

·       Strong team player who is willing to support team members beyond his/her own scope of work;

·       Willingness to be hands-on when situations require and work with the team to resolve issues;

·       Resourceful and strong problem solving skills;

·       Pro-active and constantly desire to acquire new knowledge;

·       Ability to multi-tasks, work independently in a fast pace environment.
